Q: WHAT IS THE UNION TOWN CENTER?
A: The Union Town Center is a 90 acre area located at the intersection of Mt. Zion Road and U.S. 42 in Union, Kentucky. It is considered the downtown of Union and consist of an older business district along Old Union Road and a potentially new business district at U.S. 42 and Mt. Zion Road. The Union Town Center is projected to be the hub of retail, service, residential, public institutional, office, and recreational activities within the City of Union.
Q: WHEN WILL THE UNION TOWN CENTER BE DEVELOPED?
A: Due to the economy in the last 3 years, it has been difficult to get the first phase off the ground. There has been a lot of interest. During this time, the City of Union has completed two reports - a real estate marketing analysis and an economic incentives evaluation to reaffirm the Town Center concept and to jump start the first phase of the project. Discussion is underway to partner with some of the key property owners to issue a Request for Proposals (RFP) to begin the first phase of the Union Town Center.
Q: WHAT HAS HAPPENED SINCE THE NEW U.S. 42 HAS OPENED?
A: Since 2004, over 600 homes and condo units have been built in the Union Town Plan area. In addition, 8 commercial projects have been completed. Further, the City of Union has extended sanitary sewer to the Town Center area. The Town Center area now has access to both public water and sanitary sewer making it ripe for development.
Q: WHAT IS THE STATUS OF THE NEW KY 536 (MT. ZION ROAD) PROJECT?
A: The expansion and relocation of KY 536 (Mt. Zion Road) from I-75 to Old Union Road is in the proposed Kentucky Six Year Road Plan (2012 - 2018). The latest cost estimate for the project is about $56 million. The final design of the roadway has been completed and utility relocation work is currently underway. The Kentucky Transportation Cabinet and the City of Union are in the process of entering into an agreement for design features such as street lights, street signs, and landscaping and road maintenance.
